Most overseas Pakistanis choose a city by sentiment — where the family is from. That is a fine reason to live somewhere and a poor reason to invest. Here is the framework we use with clients.
Ask the horizon question first
Islamabad is a planned city with scarce, approved land and a security premium. It rewards patience: values compound as sectors mature and supply stays constrained. Karachi is the country's economic engine, with deeper rental demand and more liquidity. It rewards selection: the right pocket in DHA or Clifton earns today.
Then the risk question
Neither city punishes you for eligibility; both punish you for paperwork. In Islamabad the risks are approvals, possession status and developments launched ahead of their NOCs. In Karachi the risks are title type — lease versus freehold, Form II land, encumbrances — and who actually controls the land. We put the answer on one page before any token payment.
Plot or built unit
- Plots give leverage to the land cycle and no income. They suit a long horizon and a buyer who can wait.
- Built units give rental income now and a smaller capital story. They suit buyers who want the property to earn while they are abroad.
- Golf and gated communities in Islamabad sit between the two: lifestyle, scarcity and a rental market from diplomats and executives.
Buying without flying in
All of it can be done remotely. We verify, negotiate and document on your behalf and execute through a trusted power of attorney. You approve each step on WhatsApp and receive documents by email. The one thing we will not do is rush a token payment because a launch is closing.
